Unlike a standard UAE residence visa — which typically depends on employment or a local sponsor — the Golden Visa grants the holder independent, renewable residency of either 5 or 10 years without requiring a sponsor or employer in the country.

The programme was designed as a strategic national initiative to position the UAE — and Dubai in particular — as a long-term destination for high-net-worth individuals, entrepreneurs and skilled professionals. Since its expansion in 2022, eligibility criteria have been broadened considerably, opening pathways that previously did not exist for professionals across medicine, science, art, engineering and academia.

There are several distinct Golden Visa categories. The property investment route — the most popular among international real estate buyers — requires ownership of one or more completed UAE properties with a combined value of at least AED 2,000,000. The entrepreneurship route covers business owners with a company valued at AED 500,000 or more, as well as founders whose startups have been approved by accredited incubators in the UAE. A third major category covers skilled professionals: doctors, engineers, scientists, IT specialists and artists employed in the UAE with a valid contract.

Can I buy off-plan property to qualify?

Can I hold dual citizenship and a Golden Visa?

Yes. The UAE Golden Visa is a residency permit, not citizenship. It does not affect your existing nationality or require you to renounce any citizenship.

What happens if my property value drops below AED 2M?

Your existing visa remains valid until its expiry. However, renewal may require the property to meet the minimum value threshold at the time of application.

Do I need to live in the UAE to keep my Golden Visa?

The UAE Golden Visa does not require continuous residence. You can travel freely and spend extended periods abroad without losing your visa status.

How long does the process take end-to-end?
